What one can discover about a residential property in an agricultural zone! My duty is to verify each property.
For a property built in 1981 in Brome-Missisquoi in a rural zone:
- Year of construction during the transitional period: Obligation of a declaration to the CPTAQ
- Validation: No records found at the CPTAQ
- Solution: Validate with the Municipality to obtain a copy of the declaration
- Municipality: Loss of data during a territorial merger
- Issue: No possibility of reconstruction unless located in a non-structured zone
- Validation: Not located in a non-structured zone
- Additional validation: Status of the buyer; is he a farmer according to the LPTAA? No
- Conclusion: NO POSSIBILITY TO RECONSTRUCT THE RESIDENCE (construction permit) in case of major destruction.
